Driveways, walks and patios on Village lots
The bulk of it is concrete driveway work: tearing out a cracked or heaved drive and pouring it again, or widening one that no longer takes two cars. Behind the house we lay concrete patios, steps and the walks between them. And where only a panel or two has failed, concrete repair replaces those and leaves the sound ones where they are. We also pour the slab for a detached garage or shed. The building itself is somebody else's trade.
When the Village flags your sidewalk
Union Grove inspects its public walks, and in the Village it is the owner who looks after the stretch in front of the house. If a notice lands, the clock matters: 30 calendar days from the order under section 90-62, a Village permit for the work, and a reinspection afterwards. The code expects the owner to hire a qualified concrete contractor for it.
Send us a photo of the flagged square with the notice beside it. We will say honestly whether grinding the lip would satisfy it, which is not our work, or whether the square needs to come out, which is. Replacement squares are concrete, matched to the width of their neighbours.
Getting the base right before the pour
A driveway is only as good as what it sits on. A thin or poorly compacted base holds water, and water under a slab is what frost gets hold of. We dig to firm ground, bring the base back up in compacted layers, and set the pitch so water leaves the slab rather than sitting against the garage. Joints are cut at a spacing tied to the slab thickness, so the cracking every slab eventually does follows lines we chose.
What the Village code asks of the strip by the street
The few feet between the kerb and the sidewalk are the most regulated part of a Union Grove driveway. Section 90-117 requires a driveway permit from the Building Inspector before anyone builds, enlarges or improves a driveway running into the public right-of-way. Inside that strip, section 90-118(g) sets a compacted gravel base of at least six inches and concrete no less than six inches thick for a one- or two-family home, and section 90-118(i) has the Inspector look at the work both before and after the concrete goes in. Where the drive meets the kerb, section 90-120 calls for a half-inch asphalt felt joint the full depth of the pour. The drive must not shed storm water toward a neighbour, and without the Inspector's approval its edge stays three feet off the side lot line. Sidewalk work needs its own permit at least seven days ahead under section 90-58.

The Village sent me a sidewalk notice. How long do I have?
The code gives the landowner 30 calendar days from the date of the order to repair or replace the flagged sidewalk, with a Village permit, before the Village arranges the work itself. Call early in that window, not at the end of it.
Can the sidewalk square just be ground down or lifted?
Sometimes, and the Village code names both as acceptable repairs. Neither is work we do. If grinding the lip will satisfy the notice we will tell you so. Where the square is cracked through or broken up, replacing it is our job.
Why is the concrete by the street thicker than the rest of my drive?
Because the Village says so. From the back of the kerb to the inside edge of the public sidewalk, a one- or two-family driveway goes down on at least six inches of compacted gravel with at least six inches of concrete over it.
Does a patio in the back yard need the right-of-way permit?
No. The driveway permit in the Village code is about driveways that run out into the public right-of-way. A patio behind the house is a different conversation, and still worth a call to the Village office before the ground is opened.
